Good morning, ladies and gentlemen, and welcome to the Bridgemarq Real Estate Services Incorporated Annual General Meeting of Shareholders teleconference. At this time, all lines are in listen-only mode.

I would like to entrust the conference to the president of the society. Please continue. Spencer Enright – President, Bridgemarq Real Estate Services Inc.

Thank you very much and hello to all. My name is Spencer Enright, and as president of the society, I will be chairing today’s meeting.

As in the previous two years, we are holding our annual meeting of shareholders virtually. We have found that these online virtual meetings run much the same as the in-person meetings we held before 2020.

Before starting the official part of the meeting, I will make a few comments on the voting and the questions posed during today’s meeting. By taking the decision to hold the meeting virtually, we have ensured that the rights of shareholders are protected.

Thus, this meeting offers shareholders the same opportunities to participate as an in-person meeting.

I welcome all guests who are not registered shareholders or who do not hold a proxy for registered shareholders.

As a reminder, as for an in-person meeting, only registered shareholders and duly appointed proxies can vote or ask questions during the formal part of the meeting. Guests will be allowed to ask questions during the management presentation after the meeting.

We will vote on the issues that come before us through a poll. On a poll, each shareholder entitled to vote shall have one vote for each share entitled to vote on the question and held by such shareholder. Voting at this meeting can only be done via our virtual voting platform on the webcast.

Polls are now open for all voting questions in this meeting, and you should see your voting options appear on the left side of the screen. The vote can be taken at any time from now until the end of the formal business of the meeting.

The votes collected by the poll will reflect the selections at the time the poll closes. If you have already voted before the meeting, you have nothing to do since your vote has already been recorded. However, if you wish to change your vote or if you have not yet voted, we encourage you to vote now.

Shareholders and guests can ask questions at any time during the meeting. Registered shareholders and duly appointed proxies will have the opportunity to ask questions specific to each resolution.

And with that, I would like to open the meeting. Once again, I remind you that the polling stations are open for all questions to be voted on during this meeting.

I will now ask TSX Trust Company, through its representative to act as scrutineer, to report the Restricted Voting Shareholders present online and the number of Restricted Voting Shares represented by proxy at this meeting, to calculate the votes on any polls taken or ballots cast at this meeting or any adjournment, and in each case to report to me as chairman.

With me today is Phil Soper, president and CEO of the company. We also have with us today Glen McMillan, Chief Financial Officer and Corporate Secretary, who will act as secretary for today’s meeting. Messrs. Soper and McMillan joined me in our offices for this meeting.

First, I will take care of the formal agenda for the meeting as set out in the management proxy circular you received in April, then Mr. Soper will make a performance presentation financial and operational aspects of the company, and finally we will be happy to answer your questions.

In order to expedite the formal part of the meeting, I have asked certain people to propose and second various resolutions. While this procedure facilitates the handling of formal questions, it is not intended to discourage anyone from participating in a resolution after it has been moved and seconded.
